I think you can have any questions answered by an attorney who practices regularly in real estate or estate planning law.  Transferring property to your son has certain tax and legal consequences.  You should speak with an attorney to understand those before you decide what to do with your property.

I recommend that you seek out a local attorney for a more in depth discussion of the matter. I do not recommend that you take any action steps without such a consult. Act quickly because by waiting, you may lose certain rights and remedies available to you.
