All of your issues need to be included in a written lease agreement with the tenant, even if it is only a month-to-month lease. We usually see a late fee of at least 5% of the rental amount or $50 whichever is greater and a grace period of no more than five days, although you don't have to provide any grace period If you do not want to. The Florida bar provides a standard residential lease agreement format on their website www.flabar.org.
